THE SALES PROCESS
These are the steps we will help you take in order to effectively sell
your home:
Decision To Sell
An important part of the decision to sell your property is the
selection of the REALTOR® most suited to market it. We are
determined to make you feel comfortable with us as prepared,
organized and motivated agents ready to sell your property.
Determine List Price and Calculate Bottom Line
We will help you set a marketable price for your property that you are
happy with based on size, location, and amenities. This step is
crucial to the process of finding a buyer. If you price too high
at first, you will lose valuable traffic who might have bought the
home at the price you eventually adjust to.
Execute Listing Agreement
The paperwork required for us to sell your property takes just a
few minutes to complete. We are prepared to begin as soon as you
are ready.
Preparing Your Property For Sale
This step involves the appeal of your property for potential
buyers. We will give you a list of recommendations that will help
your property have "curb appeal."
Marketing Plan
The ability to prepare an effective market plan is one of our main
strengths. We will use all necessary avenues to present your home
to the buying public in the best possible light.
Negotiating Offer/ Contract Acceptance
We will work as a mediator between you and your potential buyer.
Our negotiating skills are tuned to bring you big dividends on
the sale of your property. Next we will help you to carefully
review the final offer and the details of the contract.
The Sale/ Survey, Inspections
An escrow account is set up to hold buyer's and seller's funds
until the sale is closed. Your property may need to be inspected
and/or surveyed before closing and can include such areas as
safety and termite detection, or more in-depth inspections and
assessments at the buyer's discretion.
Loan Application
The buyer, must of course, fill out a thorough loan application
to obtain financing to buy your property. You may be asked to
provide specific information to expedite this process.
Removal of Contingencies and Final Walk-Through
Any objections or stipulations contained in the contract must be
resolved at this time. Lastly is a final walk-through of the home
which assures that the condition is as expected and confirms that
contingencies have been dealt with.
CONGRATULATIONS! AT THIS POINT YOUR HOME IS SOLD!
